Mainfranken Theater Faces €120 Million Interest Bill on Renovation
Years of delays have pushed projected renovation costs to €242 million, with financing adding a further burden.

Würzburg’s Mainfranken Theater renovation is projected to cost €242 million, while municipal interest subsidies are expected to total another €120 million through 2063.
The renovation estimate has more than tripled from the €71.6 million budget envisaged when construction began in 2018. The financing projection includes compound-interest effects and assumes an interest rate of 3.7 per cent. Higher rates or additional borrowing could increase the total.
The theatre’s new building has hosted drama productions for nearly three years, but only the structural shell of the older building has been completed. Its planned return to opera and ballet performances is years behind schedule, with completion expected no earlier than 2030.
Ventilation, fire-safety and escape-route problems caused early delays. The theatre terminated its contract with the original architectural firm in spring 2022; the firm subsequently became insolvent.
A replacement firm began reviewing the project in 2023. Detailed construction plans, originally expected by the end of 2025, are now anticipated in 2027. Delays and rising labour and material costs have driven the increases.
SPD and Volt councillors have called for examining demolition and rebuilding as an alternative.
